Swedavia sells more building rights at Göteborg Landvetter Airport – paves way for major new logistics launch

Swedavia’s work continues with Airport City Göteborg, currently taking shape at Göteborg Landvetter Airport, with Swedavia now selling the last building rights available in Logistics Park 1. The buyer is Nordiska Galleriet Properties AB. To meet the strong demand for logistics properties at the airport, work has now begun on Logistics Park 2, which will cover twice as much space as the first logistics park.

The sale of the building rights to Nordiska Galleriet Properties includes three land-owning companies with an underlying property value of about 17.4 million Swedish kronor. The transfer of ownership took place on October 7, 2021. This is the third sale in a short time, agreements on the sale of building rights were recently signed with North Park Fastigheter and Zeppelin Sverige AB.

“Naturally, we are really pleased that Nordiska Galleriet Properties and thus another operator has chosen to take part in the development of Airport City Göteborg. We are now seeing the rapid growth of a new hub for transport and logistics at the airport. The logistics properties now being planned will have easy access and good exposure next to the entrance to Göteborg Landvetter Airport,” says Stefan Stenberg, CEO of Swedavia Real Estate.

With the sale to Nordiska Galleriet Properties, all building rights to Logistics Park 1, which covers a total of 300,00 square metres, have now been sold. Over the past three years, some 95,000 square metres of new premises for warehouses and logistics have been completed. A further approximately 20,000 square metres of office, business and warehousing premises will be created as a result of the recent sales over the next two years.

“There continues to be strong interest in setting up logistics operations adjacent to the optimal transport hub that the airport constitutes. To meet this demand, Swedavia is now beginning work on Airport City Göteborg’s second logistics area, which will have twice as much space as Logistics Park 1,” says Stefan Stenberg, CEO of Swedavia Real Estate.

Logistics Park 2 is located on the west side of the airport and covers an area of about 700,000 square metres. Work on the zoning plan for the new logistics area will start next year. The goal is for the first building in the area to be completed in 2025. The development of a total of about 350,000 square metres of modern, efficient warehousing and logistics facilities is planned.

“Our furniture operations in Mölndal have seen very strong growth recently, and it feels good that we are now expanding our property holdings and gaining access to more storage capacity, which will facilitate continued growth for Nordiska Galleriet in the Gothenburg region,” says Per Sköld, CEO of Nordiska Galleriet Properties.

Nordiska Galleriet is Sweden’s largest retailer of furniture, lighting and interior furnishings in the premium segment. In setting up operations in Airport City Göteborg, the company is planning a modern, efficient distribution hub for its operations in the region, but also another property that provides premises for offices, services and warehousing to other tenants.
