Swedavia is selling building rights at Göteborg Landvetter Airport to the buyer North Park Fastigheter AB. This is Swedavia’s second straight sale in the airport’s logistics area within a short time, given the continued strong demand for logistics properties. The sale is in line with the company’s strategy to create value by successfully developing properties near its airports in order to reinvest in the airports’ development and competitiveness.
Airport City Göteborg, which is now taking shape, is an attractive meeting place with the world around the corner. Logistics Park 1, part of Airport City Göteborg, is a centre for the logistics of the future with opportunities for the companies of tomorrow to work and grow.
Swedavia has agreed to sell two companies that own land with building rights in the logistics park to North Park Fastigheter AB. On a plot of nearly 14,000 square metres, North Park plans to set up a modern, efficient logistics facility with nearly 6,500 gross square metres of space. The sale to North Park Fastigheter is expected to be completed during the second quarter of 2022. The underlying property value is about 20 million Swedish kronor.
“We continue to develop our successful property operations at Göteborg Landvetter Airport. We are pleased that North Park Fastigheter has chosen to set up its next logistics facility at Airport City Göteborg. North Park and its tenants will be able to create a property with an incredible location that is easy to access and has good exposure next to the airport and Route 40. Logistics Park 1 constitutes a hub that brings together transport modes and makes logistics flows more efficient,” says Stefan Stenberg, CEO of Swedavia Real Estate.
North Park Fastigheter is a property company whose strategy is to own and develop logistics properties in western Sweden. The acquisition is North Park’s first investment in the area.
“The area’s rich offering and access make it a very attractive place to set up operations. In terms of logistics, its central location between Oslo, Copenhagen and Stockholm makes it the number one location in Scandinavia. North Park will build a modern logistics facility covering about 6,500 square metres of space here with a focus on quality and sustainability. Its prime location facing Route 40 and at the entrance to the area provides it with fantastic exposure for its operations,” says Anders Johansson, the lessor in charge and Associate Director at Colliers.
Most of the 300,00 square metres of land in the logistics park have already been developed or will be developed over the next two years. A dialogue is currently under way with other stakeholders for the building rights still available.
There is strong demand for logistics properties in the area thanks to its location and the optimal transport hub that the airport constitutes. In order to meet tomorrow’s needs for large modern, efficient warehouse and logistics buildings, the planning phase is now under way for Logistics Park 2, Göteborg Landvetter’s second logistics area, which is more than twice as large as the first one.
North Park Fastigheter, its future tenants and Zeppelin Sverige, located next door, are now joining the strong companies already established in the area. DB Schenker, DHL Express, Postnord TPL, Rajapack, Vätterleden Logistik and Dawa Däck among others have already opened facilities in the area.
